Collecting rent is easy—when you have the perfect resident who pays on time. But when that’s not the case, it’s essential to have a knowledgeable team on your side. At Essential Property Management, we understand resident laws and know exactly what steps to take, including sending the proper notices and managing communication every step of the way.
If a resident goes beyond the lease's grace period, we issue a formal late rent notice and collect any applicable late fees along with the outstanding rent. Our team works directly with the resident to create a payment plan when possible, aiming to resolve issues before they escalate. Unfortunately, if a resident stops paying entirely, we’re here to guide you through the eviction process and move swiftly to re-rent the property.
Convenient Online Rent Payments
To make paying rent easy, we provide residents with 24/7 access to their secure online portal. We strongly encourage online payments, which allows us to disburse your rental income faster and with fewer delays.
All rents are due on the 1st of each month. If payment isn’t received by the 10th, a late fee is automatically charged and an email reminder is sent to the resident. If there’s no response, your assigned property specialist will follow up directly to determine if there’s a temporary issue and work toward a solution. Proactive communication helps us minimize missed payments and protect your rental income.
